Paying your property tax is about to get a lot easier.

You can now register to pay your bill monthly, instead of quarterly, semi-annually, or annually.

Note: When you sign up for monthly property tax bill payments, you will be paying your upcoming property taxes in advance of their due date. Once you enroll, your payments will start on the first day of the following month. Past due taxes will not be included in these payments. You must pay past due taxes separately.

Consider this example: You are billed quarterly for your property taxes. You sign up for advance monthly payments in August. Your property taxes in the amount of $3,000 are due on October 1. Because you signed up in August, your first two payments will be deducted on September 1 and October 1. Your amount due October 1 will be evenly divided between those two payments—so, if you owe $3,000, your first two payments will be for $1,500 each. Beginning November 1, you will pay $1,000 per month, because the amount due January 1 will be evenly divided between three months.

Frequently Asked Questions (FAQs)

1. Can I use NYCePay to have my property taxes withdrawn automatically each month?

Yes, NYCePay is the only way to register for monthly automatic withdrawals to pay your property taxes. Please note that NYCePay can only withdraw your monthly payment directly from your bank account. You cannot use a credit or debit card.

2. How far in advance do I need to register for NYCePay to have my first monthly payment withdrawn by the due date?

NYCePay online registration must be completed 24 hours before your payment due date for your payment to be withdrawn on time. Your auto payments will begin the following month.

3. If I am currently paying my property tax bills quarterly using NYCePay, can I start paying monthly?

Yes, if you are already registered with NYCePay, you just need to log in and change your payment option from quarterly to monthly.

4. When will my payments be withdrawn from my account?

We will withdraw your payment on the first business day of the month. We will send you an email reminder 10 days before withdrawing the funds. You will receive an e-receipt once the payment has been made, as well as a monthly account statement.

5. How do you calculate my monthly automatic payment amounts?

The monthly automatic payment amount will be one-third of the quarterly amount due or one-sixth of the amount due semi-annually.

6. Will my monthly payment amount change during the year?

Yes, your monthly payment amount may change in January and July. Your January and July property tax bills are prorated to account for any changes in your property tax; these changes could be the result of your annual reassessment, changes to the tax rates, or other agency charges.

7. Will auto-pay cover past due charges?

Monthly auto-pay will only pay the monthly amount due; it will not cover past due charges. You can select "Amount Due Today" online to pay your past charges, if you have any.

8. If I am currently billed quarterly and I miss a monthly payment, can the total quarterly amount due still be withdrawn by the quarterly due date?

If you are currently billed quarterly and miss one or two monthly payments, you will have until the end of the quarter to pay the entire quarterly bill before interest begins to accrue.


If you are currently billed semi-annually and miss one or more monthly payments, you will have until the end of the six-month period to pay the entire semi-annual bill before interest begins accruing.

9. What if I only want to pay some of my property taxes?

When you register for NYCePay, the default setting will have all taxes selected. If there are any taxes you do not wish to pay using auto-pay, you can de-select them.

10. What should I do if my taxes are being paid by a mortgage servicing company?

Monthly payments cannot be made through a mortgage servicing company at this time.

11. Are there any fees if I do not pay my monthly amount?

When you register for monthly payment, the Department of Finance will automatically withdraw the payment on the first of the month. If you do not have sufficient funds to pay the monthly amount, you will be charged a $20 fee for insufficient funds.
